There could be two main reasons a committee may decide against their building being compliant.
The first is that the Body Corporate is simply unaware of the many laws that they are required to be compliant with.
The second reason is that the Body Corporate wants to run the scheme for the lowest cost possible. However, when a building is non-compliant it usually ends up costing the Body Corporate more than one that maintains their building to a high standard and takes the time to ensure all compliance is up to date and correct.
This is due to future repair costs (as discussed below) and fines that may occur due to non-compliance.
When living in a Strata scheme, there is more than just yourself and your family to consider. All owners, residents and visitors are impacted by the decisions made in the scheme.
If your scheme decides to defer maintenance which will in turn lead them to be non-compliance, living conditions for all residences can become unhealthy or unsafe. This can include conditions such as poor indoor air quality and on the extreme end of the scale, fire equipment failure in the event of a fire.
